Forbidden Items
To ensure the safety and comfort of everyone, the following items and activities are strictly prohibited:

- Smoking or Vaping Indoors: Smoking, including e-cigarettes and vapes, is only permitted in designated smoking areas. Tampering with smoke detection equipment is illegal and could lead to criminal charges and significant fines.
- Electric Bikes and Electric Scooters: These are not allowed inside the building due to safety and fire regulations.
- Pets: No pets of any kind are permitted, including fish or exotic animals. If pets are found, they will be removed, and the RSPCA may be contacted.

Are parties allowed?

If we receive complaints about noise or behaviour, we’ll address these with the flat hosting the party. If issues persist, our staff may step in to break up the party, and guests may be asked to leave.

Are guests allowed?
Yes, young adults are welcome to have guests stay for up to two nights, including family members. For longer visits, we also provide a list of nearby hotels with preferential rates for families coming to see their young adults.
Guests are the responsibility of the tenant. If a guest causes damage or complaints, the young adult will be responsible for resolving any costs or issues.
Children under 18 are welcome to visit during the day if accompanied by a parent or guardian, but overnight stays are not permitted.

What happens in emergencies?
At Abodus, we take safety seriously. Every building is staffed by trained professionals and protected by 24/7 security measures, so your young adult is in safe hands.
Emergency drills are carried out twice a year to ensure everyone knows exactly what to do if the unexpected happens. These drills are scheduled at times when most young adults are in the building, such as mornings or evenings. If your young adult is late to university because of a drill, there’s no need to worry—we notify universities in advance so they won’t face any penalties. Rest assured, these drills are never scheduled during exam periods or other high-stress times.
In the rare case of a real emergency that requires the building to be evacuated overnight, we have major incident plans ready to go. Our team will arrange alternative accommodation for your young adult, covering all costs, including travel and food.

What does life at Abodus look like?
From check-in to check-out, we make life as smooth and stress-free as possible for your young adult.
Check-in is a seamless process with our friendly team on hand to guide them every step of the way. Upon arrival, they’ll find an inventory on their portal, which must be completed within seven days. If there’s any damage, or something is missing or broken, it’s important they let us know via the inventory during this time to avoid potential charges later.
Our on-site team will be there to welcome them, help them settle in, and answer any questions they might have. Forgotten something? No problem—our team can point them towards local shops or even provide a few essentials to get them started.
Check-out is just as organised. When it’s time to move out, we’ll need the room returned in the condition it was provided, aside from expected wear and tear. This means the room should be clean, with all belongings and rubbish removed. To help avoid any unnecessary charges, we’ll provide plenty of advice and reminders on how to prepare for check-out, including cleaning tips and ways to set things right before they leave.
If anything is accidentally broken or damaged during their stay, we encourage them to report it through the maintenance facility on their app as soon as possible. Prompt reporting helps prevent further issues, ensures their safety, and may reduce repair costs later on.
