Booking
Can Students Choose Their Flatmates?
Yes, we offer group booking options so friends can live together. If you’re booking individually, we do our best to match young adults with flatmates based on preferences like study habits and socialising.
What’s Included in the Rent?
Your rent covers:
- All utilities (gas, water, and electricity).
- High-speed Wi-Fi.
- Access to facilities like gyms, cinema rooms, and study spaces.
- On-site support from our trained staff.
The only additional charges are for laundry and vending machines.
How do I continue a booking if it timed out?
If your booking times out please log back into the portal which will allow you to select a new room which will then allow you to start the booking process again. Please ensure you fully complete your booking otherwise your booking will be cancelled after 7 days if you haven’t fully completed the booking process.
My card has not been accepted
This may be due to your card limit, bank security measures or input error. Please report to your site team or contact your bank directly.
I have not been sent my login email

Why do I have to pay advanced rent?
This secures your booking, so that you can take a little bit of time to complete your contract without worrying.
What is advanced rent?
- You are required to pay an advance rent at the time of booking. This is equivalent to £150.
- This is refundable should you decide to cancel within the cooling off period or later find your place has been withdrawn or you aren’t able to obtain a UK visa.
- The advance rent will show as a payment towards your first rental instalment on your account.

Can Students Stay During the Holidays?
Absolutely! Many of our tenancies include the full academic year, covering holiday periods like Christmas and Easter. If you are staying during these times, our team will still be on-site to offer support, and there’s always someone available to help.
For summer holidays, if your tenancy is ending but you’d like to stay longer, we can often arrange extensions based on availability.

What Happens if A Student Has a Health Emergency?
We recommend that students register with a local GP upon arrival to ensure access to healthcare when needed. For immediate emergencies, our staff are trained in first aid and can provide support until professional medical help arrives.
In the case of a serious health issue, we will contact emergency services and notify the student’s emergency contact as soon as possible.
What If A Student Doesn’t Get Along with Their Flatmates?
Sharing a space can sometimes be tricky, but our team is here to help. We encourage students to try open and respectful communication with their flatmates to resolve any issues. If that doesn’t work, our team can step in to mediate and find a solution.
In extreme cases, we may explore the option of transferring the student to a different room, subject to availability.

We know how important it is to stay connected. All our properties feature high-speed Wi-Fi throughout the building, perfect for studying, video calls, and streaming. This service is included at no extra cost, and our team is available to help with any connectivity issues.
Forbidden Items
To ensure the safety and comfort of everyone, the following items and activities are strictly prohibited:
- Illegal Drugs: Any young adult found in possession of drugs will be reported to the police and their university.
- Smoking or Vaping Indoors: Smoking, including e-cigarettes and vapes, is only permitted in designated smoking areas. Tampering with smoke detection equipment is illegal and could lead to criminal charges and significant fines.
- Electric Bikes and Electric Scooters: These are not allowed inside the building due to safety and fire regulations.
- Pets: No pets of any kind are permitted, including fish or exotic animals. If pets are found, they will be removed, and the RSPCA may be contacted.
- Adhesive Decorations: Items such as LED lights or Command Hooks must not be stuck to walls, as they can cause damage and result in charges.
- Cars: Unless agreed in advance, cars should not be brought to the property. Parking is limited and available only at some sites by permit.
These rules are in place to ensure a safe and pleasant environment for all young adults.
Are parties allowed?
Parties are a natural part of university life, and we’re here to ensure they remain fun while respecting the community.
We provide clear guidance to your young adult on being considerate of the building and their neighbours. If we receive complaints about noise or behaviour, we’ll address these with the flat hosting the party. If issues persist, our staff may step in to break up the party, and guests may be asked to leave.
University is a time for learning and growing, and we work with young adults to help them find the right balance between enjoying themselves and respecting those around them.
Are guests allowed?
Yes, young adults are welcome to have guests stay for up to two nights, including family members. For longer visits, we also provide a list of nearby hotels with preferential rates for families coming to see their young adults.
Guests are the responsibility of the tenant. If a guest causes damage or complaints, the young adult will be responsible for resolving any costs or issues.
Children under 18 are welcome to visit during the day if accompanied by a parent or guardian, but overnight stays are not permitted.
At Abodus, we encourage visits that help young adults feel connected to home, while ensuring a safe and respectful environment for everyone.
What support do you provide during exam periods?
We know how stressful exam periods can be, so we go the extra mile to support young adults during this time.

What Happens If A Student Needs to Extend Their Stay Temporarily?
If a student needs to stay longer than their tenancy allows, we’ll do our best to accommodate. Availability may vary, but our team is happy to assist with arranging an extension where possible.

Internet & Wi-Fi
We offer free high speed internet access in all our buildings, which is provided by ASK4. If you require a faster speed, please contact ASK4 directly to arrange an upgraded package which will be payable directly to them. 10 devices as standard, with an option to upgrade to unlimited for a one-off £15 fee. Both wired and wireless Upload and Download speeds up to 200Mbps.

Tv licence
A TV licence is not included as part of your tenancy agreement. If you have brought your own TV, or if your flat has a TV in the shared communal space that you’d like to watch, you will require a TV licence. To find out more and apply go to the official TV Licensing Website.
Fees & costs
What Happens If A Student Breaks Something in Their Room?
Accidents happen, and we’re here to help. If something is broken, it’s important for you to report it through the maintenance system on your app as soon as possible. Our team will assess the damage and arrange for a repair or replacement.
In most cases, the cost will be added to your account. However, by reporting the issue promptly, you can help prevent it from getting worse, potentially reducing charges and avoiding further inconvenience.
What Happens If A Student Forgets to Pay Their Rent?
We understand that mistakes happen, and rent payments can occasionally be overlooked. If this happens, we will:
- Send friendly reminders to you and your guarantor.
- Work with you to resolve the issue as quickly as possible.
If rent remains unpaid, further steps may include involvement from a debt collection agency or legal proceedings. It’s important you reach out to us if you’re struggling, so we can provide support and help you get back on track.
What Should Students Do If They Lose Their Key or Access Card?
If you lose your key or access card, you should let our team know immediately. We’ll arrange a replacement and ensure your security is maintained. A small replacement fee may apply.
What Happens If A Student is Struggling Financially?
We understand that managing money can sometimes be challenging. If you are struggling to pay your rent or other expenses, you should contact us as soon as possible. Our team can offer advice, help set up a payment plan, or direct you to university support services for additional assistance.

What If A Student Forgets to Pay a Bill?
No need to worry—utility bills are included in the rent. If you forget to pay your rent, we’ll send reminders and work with you to find a solution as quickly as possible.
What Happens If A Student Loses or Damages Something in the Communal Areas?
If an item in the communal area is damaged, the cost of repairs or replacements may be split among the tenants of the flat unless someone takes responsibility. It’s important to report issues immediately to prevent further damage or safety risks.
How can I pay my rent?
You can pay your rent through the online portal – simply log into your account on our website and click the option to ‘Pay your rent’.

We do not store debit/credit card details.
When do I pay my rent?
Your rental will have set due dates, please check your tenancy agreement so you can familiarise yourself with when your rent is due.
There is a £50 admin charge for tenancy takeovers and room moves.
If you prefer you can also pay your rental in full at the start of your contract.
If you are unable to make your rent payment on or before the set dates for whatever reason you must inform the accommodation team at your site, either by emailing the site team, coming to the reception desk or calling the telephone number on the property web page.
Maintenance
What Happens If A Student Has A Maintenance Issue?
If something needs fixing, whether it’s a leaky tap, broken light, or heating issue—our maintenance team is ready to help. Maintenance requests can be reported through the resident app, and we aim to resolve urgent issues as quickly as possible.
How Do You Handle Room Maintenance During the Year?
We carry out routine inspections to identify and address maintenance issues proactively. If a problem arises between inspections, young adults can report it through their app, and our team will resolve it promptly.
What Happens If There’s a Power Cut or Utility Issue?
In the rare event of a power cut or utility problem, our maintenance team responds promptly to resolve the issue. For larger-scale disruptions, we work closely with local utility providers to minimise inconvenience and restore services as quickly as possible.
How Do You Handle Noise from the Surrounding Area?
Our properties are designed to minimise external noise with double-glazed windows and soundproofing in communal areas. If noise becomes an issue, we encourage young adults to let us know so we can address it, whether it’s within the property or from nearby sources.
What Happens If the Building Needs Repairs or Maintenance Work?
Occasionally, essential repairs or maintenance may be necessary. We always notify young adults in advance and schedule work at the least disruptive times. For emergency repairs, our team works quickly to resolve issues with minimal impact on residents.
Are Abodus sites safe?
Many of our Abodus sites have onsite security staff and digital entry systems in each building. For some of our sites an emergency contact number will be provided when staff are not onsite, ensuring that our buildings are safe and secure.
Are there staff available onsite?
Each Abodus site has a friendly team, with someone available to our residents 24/7. For some of our sites, an emergency contact number will be provided when staff are not onsite.
How can I obtain the instructions on appliances within my flat?
If you require any instructions or user guides, please contact our staff on site who will be able to assist with this.
What if there is a problem with my room or flat?
You can log maintenance issues through the online portal by logging into your account on the website and click ‘Maintenance request’.
You can also report urgent issues to reception either by coming to the reception desk or calling the telephone number on the site web page. A member of our friendly on-site maintenance team will aim to resolve the issue for you quickly.
Moving in/contracts
What Is the Process If A Student Decides to Move Out Early?
If you need to leave early, you should refer to their tenancy agreement. In most cases, you will need to find a replacement tenant to take over your lease. Our team is available to guide you through the process and provide support.
What If A Student Wants to Move to a Different Property?
If a student wishes to transfer to another Abodus property, we’ll do our best to facilitate the move, subject to availability. Transfers may involve additional fees, and our team will guide you through the process to ensure a smooth transition.
Can A Student Bring Their Own Furniture?
All our rooms are fully furnished, so there’s no need to bring extra furniture. However, small personal touches like lamps, cushions, or rugs are welcome to make the space feel more like home.
What Happens If A Student’s Tenancy Overlaps With Another Commitment?
If you have a summer internship, study abroad programme, or other commitments, we’re happy to discuss flexible options such as tenancy extensions or early move-ins, subject to availability.

Can We Tour the Property on Check-In Day?
Yes, you’re welcome to tour the communal areas, including study spaces, lounges, and other facilities. Our team will be happy to show you around and answer any questions you may have.
What Happens If We Arrive Late on Check-In Day?
If you’re running late, don’t worry. Simply contact the property team as soon as possible, and they’ll make arrangements to accommodate your arrival.
Will Staff Be on Hand to Help With Check-In?
Absolutely. Our friendly on-site team will be there to greet you, answer any questions, and assist with anything from finding the room to addressing issues like forgotten keys or damaged items.
Will There Be Parking Available on Check-In Day?
Yes, temporary parking is available for drop-offs on check-in day. Our team will guide you to the designated area and assist with unloading. If parking is limited, we’ll provide alternative options nearby.
Can I book for September?
Yes, Abodus is open, housing students from across the globe. With viewings both in person and virtually, you can view our rooms and residences from wherever you may be. Please visit our book a viewing page to get sorted with us for a date and time of your choice.
We offer a cooling off period of 7 days upon receipt of your Advanced Rental Payment.
If an Advance Rental Payment is not required, the 7 days ‘cooling off period’ starts when your booking confirmation email has been sent.
If you wish to cancel your booking after the 7-day cooling off period, you will remain liable for the contractual obligation set out in the tenancy agreement.
Exceptions to this may be considered if proof is offered under the following circumstances;
- Your UK visa application has been denied.
- You have failed to obtain the required qualifications to get into your first university of choice.
- You have deferred your university place.
- Extenuating circumstances e.g., ill-health, family circumstances.
Where proof is required, this must be emailed to site, then the request to cancel will be considered.
Do I need a guarantor?
To book with us on a rental installment plan you will need a UK based guarantor. Guarantors provide us with additional financial security in the event of a change in your circumstance. If you would like to pay in instalments throughout the year, you will need a UK based guarantor.
Don’t worry if you do not have a guarantor, we do have other options available for you.
Full payment contracts are available. This would mean your rental is payable upfront at the start of your tenancy and therefore no need for a guarantor.
However, we know that upfront payment can be a big ask and in these circumstances we can recommend an approved UK rent guarantor service. Please speak to your individual site team if you are looking to use a rent guarantor service.
Can I extend my contract if I need to?
If you need to extend your contract for whatever reason, please contact your accommodation team directly for prices and information. Extensions are subject to availability.
When can I move out?
You can move out whenever you want. However, remember your contract is a fixed term tenancy agreement so even If you move out before your tenancy ends you will still need to pay the full amount of rent.
How long can I live with Abodus Student Living?
Abodus offer tenancies of different lengths, including short-term contracts. The minimum stay is 4 weeks, and all short term lets are subject to availability and must be paid in advance. If you are interested in a short-term contract, please contact the site directly.
Can I move in earlier than my tenancy start date?
If you need to move in earlier than your tenancy start date, please contact the site you have booked at, all contact numbers and emails can be found on their web page. Early arrivals are subject to availability and you will need to pay any additional rent due before you move in.
When can I move in?
If you booked directly with us, you will be able to move in on your tenancy start date, please check your tenancy agreement for confirmation of this, or contact the accommodation team at the site you have booked.

What If A Student Wants to Move to a Different Room?
If you would like to switch rooms, we’ll do everything we can to help, subject to availability. A transfer fee may apply to cover the costs of organising the move, but our team is here to find a solution that works for you.

Can Students Personalise Their Room?
We want you to feel right at home, so you’re welcome to personalise your space—within reason!
- Decorate the provided noticeboard and shelves: These are perfect for adding a personal touch.
- Avoid items that may cause damage: Adhesive hooks, LED lights, or anything that could mark walls or furniture are not allowed.
- Add cosy touches: Small plants, bedding, and photos are great ways to make your room feel comfortable and inviting without risking damage.
What Happens If A Student Locks Themselves Out?
No need to worry. If you lock yourself out, you can visit reception or contact the on-site team to regain access. For security reasons, you will need to verify your identity.
How Are Flatmate Conflicts Resolved?
Living with others can sometimes lead to disagreements. Our team is skilled in conflict resolution and will mediate to help resolve issues. If the conflict cannot be resolved, we may explore moving one of the flatmates, depending on availability.
Can My Young Adult Choose Their Flatmates?
Yes, we offer group booking options so friends can live together. If they’re booking individually, we do our best to match young adults with flatmates based on preferences like study habits and socialising.
How Do You Handle Noise Complaints?
Noise complaints are uncommon, but we address them quickly to maintain a peaceful environment for everyone. If there’s an issue:
- Our team will speak with the residents responsible, offering guidance on being respectful to their neighbours.
- For persistent complaints, further action may be taken, but we always aim to resolve matters amicably.

Can I swap rooms?
It may be possible to change your room after you have moved in depending on availability- we suggest you get in touch with your accommodation team on site, over the phone or through email. Please note to be able to complete a room move, your rent account will need to be fully up to date, an inspection of your room will take place and you will incur a £50 administration charge that will need to be paid before the move can take place.
Can I have guests over?
As a tenant of an Abodus site you are more than welcome to invite guests to your accommodation for up to 2 nights at a time. If your guest is staying overnight, please let a staff member know. We also suggest that you do be mindful of your flatmates: let them know before your guests arrive, and ensure you still comply with site rules regarding noise in the flat. Moreover, remember that as a tenant of an Abodus site you are responsible for the behaviour and actions of your guests.
Can I smoke in my flat?
No, smoking is a fire hazard and so for the safety and comfort of everyone, smoking, including the use of e-cigarettes/vapes is forbidden in either your room, the communal areas of your flats or any other internal area of the building. There are designated smoking areas in the grounds of every building which you are welcome to use. Note that anyone found to be smoking in the building will be subject to our antisocial behaviour process.
Can I park on-site?
Car parking requirements are different at all of our properties therefore it is best to check with the individual site teams when booking for further information on parking.
What do I need to bring with me that my accommodation doesn’t already provide?
Unsure of what you need to bring for your bedroom? We’re here to help!
When it comes to your bedroom, please note that we do not provide bedding. We suggest you bring along a duvet, pillows and bed linen. You may also want to bring clothes hangers, towels and a laundry bin.
While we provide some kitchen appliances, we do suggest each tenant brings their own crockery, cutlery and other kitchen utensils. Upon arrival, most students living in shared flats arrange with their flatmates to buy some communal items – we recommend this as a cheaper option which would also avoid cluttering the kitchen with multiple items.
For a full list of what we advise you to bring, check out your student handbook. If you are unable to bring certain items with you, don’t panic – there are plenty of shops close by where you can find the things you need.
Can I book with my friends?
If you’re planning on living with your friends, you’re in luck! You can all book together via our self selection process so you will be guaranteed the same flat together.
Can I find out who my flatmates are before I move in?
While we can let you know the ages and genders of your future flatmates, we cannot provide their names or any other personal information. This information is present during the self-select process on line.
However, you can find your flatmates through our Facebook pages, or through your University’s social media – it’s a great way of getting to know everyone in your flat before you’ve even moved in!
Can I choose which flat I would like to be allocated to?
When booking directly with us, you choose which room to book into within each building, you can also see your flatmates preferences to see if you think they would be suitable flatmates for you. This gives you more control over who you will be living with.
How many people can share each flat?
Our shared flats range between all of our properties. If you need any further information about how many rooms would be in each flat at your individual residence please contact your individual site team for further information.

Summer Stays
Can Students Store Their Belongings Over the Summer?
If you are staying on a 51-week tenancy, you won’t need to move your belongings, provided you’ve booked for the next academic year — you can leave everything in your room during the summer. For shorter tenancies, we recommend speaking to your site team for guidance.
Can A Student Stay Over the Summer if They Find Work?
Yes, as long as space is available. We offer flexible tenancy extensions for students who wish to stay during the summer for internships, jobs, or other commitments.
